I am the owner of Rossi Decorative Concrete & Epoxy.
I kind of fell into this industry years ago, and I can’t picture doing anything else.
I was raised by my grandparents, old school.
A handshake as far as I am concern is as good as signed contract.
Doing the best we can, every time, is also a given.
Mistakes may happen, sure, we’re humans, not robots, but I will make sure we rectify every single one that does.
I run the day to day business, do the estimates and help out in the work.
I am also the one responsible for final quality control check, and final walkthrough with client, in order to make sure the project came out exactly as promised.
I am a consumer as well.
I work hard for my money (I’m sure you as well).
I do not like being taken for a ride (I’m sure you don’t either) with sales pitches and gimmicks.
I believe deceiving IS lying. TECHNICALLY it may not be, but as far as I am concern, it is.
Due to all that, I decided to write educational articles to pass what I believe is the correct information along.
Thus, the “educate yourself” section came to be.

Kidding. Every job is different with it’s own challenges.
– How big is it?
– How much prep will we have to do?
– Will we have to remove paint or something beforehand?
Too many variables to give a flat rate.
That’s why we charge by the job.
We think it’s silly charging by the square foot.
Why?
Say you have area A and area B which are the same size. However, area A takes 3 days to prep while area B takes 1.
That’s two extra days of labor added to the job.
Therefore, even though area A and area B are the same size, area A will cost more than area B.
This one is hard to say as there are various factors to it, but with that said, as far as your garage goes, under normal conditions (You’re not running bulldozers through your garage. You are parking your car, changing your oil, storing your pedal bikes, maybe cutting some 2×4) should last a decade or more.
IF well maintained, of course.
‘Cause, you know, things we take care of do tend to last longer.
Our general process goes as follow
– Prep & Prime.
– 100% solids epoxy base coat with flakes broadcasted to rejection into the 100% solids epoxy.
– Top coat with either polyaspartic or urethane.
Under “normal conditions”, meaning, nothing crazy on the prep & prime section of the process, takes about 2 days, possibly 3.
Simply put: we do not believe it is your best option.

None of the materials used are breathable.
So?
Our soil out here in this part of the country is clay.
And?
Our soil tends to hold moisture. If enough moisture builds up underneath the coating, it will literally bubble up.
Mother nature will ALWAYS win.
Period.
Thus, a vapor barrier that meets or exceeds the ASTM F-3010 needs to be install.
Your foundation and garage should have had one installed prior to laying down the concrete. HOWEVER, we did not pour your concrete therefore, we have no idea. Thus, why we will have this conversation during your consulation.
I guess you can!
Anything theoretically CAN be DIY.
Do we recommend it?
No.
There’s a reason why you’re reading this too.
The tools (at least the ones that won’t kill your back), the materials, and most importantly, the knowledge required to do it right will cost you more than hiring us.
ALSO, if it is not done correctly, whether it by you or someone else, we do charge extra to fix it.
Here is one PROFESSIONAL tip though:

FYI though, it is biased and opinionated as to why I do not recommend it.
Simple, because we don’t believe in gimmicks. That sounds like a sales pitch from the get-go!
You really think someone is going to come out and fix something, anything, for you 30 years from now?
Who knows, they might; we’re just not holding our breath.
Also, the word “lifetime” is interesting because it doesn’t define a number.
Lifetime of what exactly? Your lifetime?
The company’s?
The material’s?
the floor’s?
the ceiling’s?
Nothing has to be shown to us, mainly because we do not worry about how others do their jobs and/or conduct themselves.
With that said though, if anyone offers you guys a lifetime warranty on a floor, ask them for their warranty paperwork; see what they really cover.
Most importantly though, look through all their exclusions.
One last thing: an individual buys the following:
– A brand new house for $500,000 dollars and you accept a 12-14 months warranty.
– A $50,000 dollar truck and it comes with a 36 month bumper to bumper warranty.
– A $3,000 washer and dryer set and that comes with a warranty up to 10 years.
See where I am getting at?
Companies set a time frame in order to avoid confusion.
One last thing: Also, what if that company moves or runs closes shop?
What then?
TO US, “lifetime warranty” is just sweet talk to make a sale.
That is probably, in our professional opinion, the biggest hunk of garbage we’ve ever heard.
We wouldn’t walk from companies that make those claims: we would RUN!

In a nutshell though, most resins, 100% solids epoxy, polyaspartic or urethane, have an operating temperature from 50 to 80 degrees.
That just means that if we do your garage in the summer, we’ll prep during the day, however, we may have to lay the material down at 10 o’clock at night and in the winter, we may have to wait until around 2 o’clock in the afternoon to do it.
P.S. You CAN get materials that handle lower and higher temperatures, HOWEVER, they would need to be CUSTOM ORDERED.
(You know, custom order, custom time frame, custom cost.)

We have a VARIETY of options!
Seriously, a variety.
We have other options such as:
- – Metallic Epoxy Floor
(marble, cool swirls look) - Epoxy Neat Floor
(one solid color) - Decorative Concrete
(this is where we make your garage look like wood, stone, slate, brick, etc) - Spray Texture
(It’s what we strongly recommend around pools due to its grip.
Still soft to walk on your feet though) - Grind and seal
(literally just that, grind the concrete, and seal it)

The only issue with the metallic epoxy floor though is if you keep the garage door open all the time (say you got kids running in and out) and the sun faces the garage all the time. Epoxy is not UV stable, it will amber over time.

Here’s the answer:
Polyaspartic is a GREAT topcoat. we use it too.
HOWEVER, it is not a good base.

With that said though, odds are the 100% solids epoxy we use will probably amber too, but due to the flakes, you will never see it.
And NO, it does NOT become weaker.
It just becomes yellow-ish.
It is an aesthetics change, not integrity of material change.
Because we are as honest and transparent as the air between us.

Traditionally, what you heard is correct.
Traditionally, that is a true state.
If you wanted urethane as a topcoat over flake you would need a second coat of epoxy and then urethane.
HOWEVER, it is 2024, the Urethane WE use (and the only one that we know of) is made to also go over flake.

BEST QUALITY SYSTEM OPTION:
Prep & prime, 100% epoxy base flake, urethane topcoat.
BETTER QUALITY SYSTEM OPTION
(This one is like the middle ground between the two.)

Well, there is no one best system for everyone and every scenario.
Do you want the best QUALITY (most durable, chemical resistant, etc.) or do you want the FASTEST?
Well, how do you pick?
Here is what we tell our clients.
Ready?
Listen careful.
– If TIME is more valuable then MONEY you will pick the FASTEST.
– If MONEY is more valuable than TIME we suggest the best QUALITY.
What does that mean?
– if you are not in a rush, meaning, you can wait for materials to cure property, we believe you should choose the best quality option.
– if you are in a rush, say you run a business or something (can’t pay us unless you get paid, right?), then the fastest option may be better.
P.S. YOU CANNOT COMPLETE THE BEST QUALITY OPTION IN ONE DAY

And I am happy to tell you it is pennies on the dollar, negligible.
That is why we ask our clients,
“do you want the BEST QUALITY or do you want the FASTEST OPTION”
Fastest system option:
Your good to do what you do on the floor the next day.
Best quality system option:
You can walk on the floor the next day.
– One more day to put your stuff back in your garage.
– TWO WEEKS FOR YOU TO DRIVE ON IT.
The real issue here with the best quality option is not when you have your floors back to store your stuff, it’s when you can park your cars on it.
It takes two weeks for the urethane to reach 100% chemical resistant.
Can’t rush quality.
Better quality system option:
Similar to the best quality option, but it’s one week to drive on it instead of two.
