Concrete resurfacing OVERVIEW

What exactly is it?

Concrete resurfacing is the process of taking your old concrete and doing just what it says, resurfacing it by either adding an additional layer on top of the existing concrete, or by “removing” the first layer from the top.
Concrete is a great material to build things on. It is strong, resistant, and best “bang for the buck” if you will material to put outside. It is used for all sorts of things, foundations, driveways, walkways, etc.

As great as concrete is for a material to hang around outside, it does have its drawbacks as well. Concrete is exceptionally porous; meaning, if no proper maintenance is done to the concrete, it won’t last as long as it should. It will crack, water will get it, and with time and some freezing and thawing cycles (We do live in Tennessee, remember that) those cracks could get past the point of no return. Meaning, having to replace it.
Having concrete ripped out and replace is NOT cheap by any means. Neither is resurfacing it, but it is a lot more cost effective to take care of it by resurfacing it than it is to rip out and replace it.

Concrete resurfacing will usually require the addition of another layer over the existing concrete. That new layer, if done right (which by us, of course it is) will bond to the existing concrete and serve as a protective layer to the existing concrete.

Two things to remember when resurfacing your concrete; it is ONLY as good as the concrete it is bonding to AND the preparation done beforehand.

Process

In just about everything that you do, there is a process to ensure that your task is successful. Concrete resurfacing is no different.
There may be more than one correct and effective way to do a task, concrete resurfacing included, but this is how I go about it.

Here’s a brief overview:

  1. Prepare the surface.
    The concrete needs to be prepped in order for the concrete resurfacing material to adhere to it. Have you ever tried to stick tape to a dirty surface?
    No good, right?
    This is no different. That’s why this is probably the most important step.
  2. Amend any cracks that you may have, if any.
    Keep this in mind though; there is about a 50% chance that they may come back.
  3. Then, there’s a couple of ways to go about it:
    1. We could do a decorative concrete resurface. (click on “decorative concrete” for more information and options)
    2. We could do a grind and seal. 
  4. After we complete Step #3, seal it.
    Time to ensure the longevity of your investment. Time to seal it!
    Two to three coats of a good sealer and boom!
    Job is complete!

There’s a lot more to it, do not get me wrong, but this is just so you get the gist of it.

There are plenty of benefits to our concrete resurfacing service. Here’s to list a few and most important:

Benefit #1 – Price

The first and probably most important to most people is the price.
It is usually much cheaper to resurface your concrete than it is to rip out and replace. Not only that, if you did choose to rip out and replace, that could also take much longer for you to be able to enjoy your patio/porch/etc. After all, the more moving parts you have, the more delays and issues you can run into. Thus, a Concrete resurfacing can not only save you some money, but some time as well.

Benefit #2 – Strength

Most manufactures have their own blends, as previously stated, so their strengths and data charts vary slightly, but overall, they tend to cure if not, then at around 6,000 psi after 28 days. Let’s take a driveway or a concrete patio. There’s a good chance the concrete contractor came in, formed, graded, poured, bull floated, possibly broom finished, went home. That driveway or concrete patio is most likely between 3,000 to 4,000 psi when cured at 28 days. 6,000 psi could mean double the strength.

Benefit #3 – Longevity

We all want the things we buy to last, right?
Well, things that have to face mother nature day in, day out, tend to have a much shorter shelf life than those things that are sheltered from it.
We live in the greatest (if not the greatest, then one of) state in the union known as the great state of Tennessee. How do I know our state is awesome? Look at the influx of people moving in!

With that said, we have all four seasons, winter being the shortest, but still shows up to say hi for a little while. That means we have a freezing and thawing cycle. We also have a lot of rain, heat, humidity and the list goes on. Even with all that, our state is pretty awesome. A strong concrete resurfacing job will surely help protect the concrete underneath in order to maximize the life of the concrete under it.

Most people are busy; period. We as humans like things that are easy and low maintenance. Nothing wrong with that.

Styles

Concrete resurfacing does not really have any styles. It is supposed to be simple. durable and functional.

Style #1 – “New” look

There’s not a lot to this concrete resurfacing style if you will. All this one is doing is bringing it back to what it was supposed to look like in the first place. Again, it is plain, elegant, but functional and it will bring your concrete to “new” looking again. You may choose the color but essentially, it’ll look something like this; new, but possibly in a different color.

Style #2 – “Exposed” look

This concrete resurfacing option we believe is actually really cool. You kind of rock and roll with what you have. Essentially all you are doing is removing the top layer, prepping the concrete, sealing it. On the left side is what I’d call the “exposed” look and on the right side is well, a “new” concrete sidewalk.

Even though there aren’t many styles for concrete resurfacing, as well, it is just meant to resurface the concrete and nothing more, it is still possible to add a bit more of an artistic touch to it in order to make it a bit more beautiful while retaining the qualities of the resurfacing itself and not spending as much a decorative concrete resurfacing would cost.

Great! Where can I get it done?

Good question!
And the answer to that is pretty simple, just about any concrete surface!

With that said, here are some of the most common places to have a concrete resurfacing;

Another great question!
This one though, not such a simple answer.

Every job is different. Thus, every job will have a different price tag attached to it.
Some of the factors included are;
– Size of project.
– Condition of current surface (meaning, is it brand new or will it need a lot of TLC).
– Is there already another coat or painting on it?
– Your timeframe (meaning, do you need it done yesterday or can it be added to the current schedule?).

Frequently Asked Questions (FAQ)

Question #1 – My concrete is badly damaged. Will resurfacing fix it?
 – No! It most definitely will not!
If the concrete is failing, has sunken, clear signs of being that badly degraded, your best bet is to rip out and replace.
All things have an expiration date, and such said concrete has most definitely reached it.

Question #2 – If I do have to replace the concrete, will you do it?
– No, we will not. we do not pour concrete.

Question #3 – My concrete is cracked. Once filled and resurfaced, will it crack again?
– In short, maybe. We fill the cracks with the best materials we can get our hands on. With that said, due to so many variables, those cracks may come back or, they may be formed in a different area (I want someone to tell me when has mankind ever won a fight against mother nature. This is no different)

Question #4 – How long will this concrete resurfacing last?
– This one is hard to say as there are various factors to it, but with that said, as per Home Inspection Insider, typically lasts for about 10 to 15 years, but much longer than that if well applied and well maintained. The “well applied” part I will take care of; the “well maintained” part is up to you.
Since the concrete resurfacing job is only as good as the concrete it is bonding to, whatever happens to the concrete slab will happen to the resurfacing material. Meaning, if the concrete slab fails, so will the concrete resurfacing.

Question #5 – “Well maintained?” What exactly do I need to do?
– That is pretty easy. Every 2 to 3 years;
1. Clean it really well (I mean, really really well)
2. Let it dry (I mean, BONE DRY)
3. Apply two coats of sealer.

Question #6 – What is the difference from this to the decorative concrete service that you offer?
– In short, not a whole lot and everything, depending on the aspect of of the question.
As far as functionality and durability goes (aside from exposed look), you are looking at the same thing. With that said, they are nowhere near the same as far as aesthetics goes. Resurfacing is just that, resurfacing the concrete to stretch its longevity. The decorative concrete service is much so much more appealing to the eye, exceptionally customizable, and it requires a lot more time and skill from the individual doing it.

After reaching out to multiple contractors for quotes on getting my pool deck resurfaced after some surface chipping, I came across Rossi DCE. His price was fair, and his work was no less than excellent. I can honestly say I would hire him again in a heartbeat. My original concrete was pitiful to say the least. And Felipe transformed my 5year old junk concrete into something I am proud of.. there were someHiccups along the way with injuries and Mother Nature. We are very pleased with the finished product. We had a concrete patio poured by someone else. They basically made a mess and when it rained the water would stand up against the house. Felipe, had to basically re do the concrete between all the rain we had this spring and the many days of over 100 degrees. He then did the coat of epoxy. It looks awesome!!!! I would highly recommend Felipe and his company.
